Office space and coworking in Wales
What space costs in Wales, who operates it, and how the market is actually moving — with a chartered surveyor to talk to when you get to the point of signing something.
The Cardiff office market, in numbers
Cardiff is the only Welsh market with enough depth for figures like these to mean anything. All of it is Q1 2026, from the Savills report named at the foot of this section — read at source, not aggregated.
- Take-up, Q1 2026
- 46.4k sq ft
- 21 deals · -51% on Q1 2025
- Prime headline rent
- £30/sq ft
- Achieved — One Central Square, Hodge House
- Overall vacancy
- 14.5%
- 1.6m sq ft available
- Grade A vacancy
- 1.8%
- Only 193,201 sq ft of it
The squeeze is in Grade A, not in the market overall
Overall vacancy is 14.5% — a tenant’s market on the face of it. Grade A vacancy is 1.8%. Both are true at once, and the gap is the single most useful fact on this page: there is plenty of space in Cardiff, and almost none of it is the good stuff. If your requirement is Grade A you are competing for 193,201 sq ft, not 1.6 million.
Where prime rent is going
One figure is achieved; the rest are Savills’ forecast and are labelled as such. A forecast is not a fact, and a page that blurs the two is not worth citing.
Solid bar = achieved. Pale bars = forecast.

Who is actually working remotely in Wales
The headline is that remote working went up. The useful finding is that its intensity collapsed. 42% of people in work worked remotely at least some of the time in 2024-25, up from 34% in 2022-23. Over the same period the share doing it for more than 32 hours a week fell from 61% to 35%, and the share doing 8 hours or fewer more than doubled, from 8% to 17%.
More people working remotely for fewer days each is not a smaller office requirement — it is a different one. It is also why 52% saying they cannot work remotely at all matters: the Welsh workforce is not drifting away from offices, it is using them differently. The Welsh Government’s Smarter Working ambition was 30% working remotely regularly, and that has been passed.
Source: Welsh Government, Remote working (National Survey for Wales), April 2024 to March 2025, published 2025-12-16, read 2026-10-23. The survey does not break the figure into “fully remote” and “hybrid”, so no such split is given here.
Serviced office or lease? What it costs per desk
Both sides below come from the verified figures on this page. The derivation is shown because the honest answer to “which is cheaper” depends entirely on what you count.
Serviced office
£2,700/month
£270 per desk, all in — rates, service charge, utilities, cleaning and reception included. Licence, not a lease.
Prime lease — rent only
£2,500/month
£250 per desk on 1,000 sq ft. Rent only. Rates, service charge, utilities, fit-out and dilapidations all sit on top.
That is the point of the comparison, and it is not a verdict. On prime space the rent line alone lands near an all-in serviced desk — so the serviced option is rarely the expensive one until you are big enough that fit-out and a long term start working in your favour. Where that crossover falls depends on the building, the incentives and the term, which is the conversation to have before signing anything.
How these two numbers are worked out
Serviced: £270 per workstation per month × 10 desks. That is Clockwise Cardiff’s published from-price, read from their own site on 23 October 2026. VAT treatment is not stated by the operator.
Lease: 10 desks × 100 sq ft = 1,000 sq ft, × £30 per sq ft per year ÷ 12. £30 is the prime headline rent Savills records as achieved in Cardiff, at One Central Square and Hodge House. Secondary space is cheaper; Savills forecasts prime reaching £35 in 2026/27.
The sq ft per desk is yours to set because it is the assumption that moves the answer most, and it is the one a floorplan decides rather than a spreadsheet.
Coworking and serviced offices we have verified
8 sites across 5 councils, run by 4 operators, each read from the operator's own site. A further 1 is listed but held out of the count, with the reason shown. This is a starting base, not a census of Wales.
A price filter only matches sites that publish a price. Sites that do not are left out rather than assumed to be within budget.

Listed, but held out of the count
A site counts only once it is marked verified and carries at least one source URL. That rule is enforced by the database, not applied by hand.
- TownSq (single source)Operator states nine spaces across the UK; the individual Welsh locations are not listed on the site's front page, so the sites are not broken out here yet. A "5 days for £25" trial is published. Marked single_source until each Welsh site is confirmed individually.
By operator, not by address
The table above lists sites. This one lists the businesses behind them, which is the number that matters when you are asking who to talk to — one operator with five buildings is one phone call, not five.

Published price bands
Hot desk, per month: no band published. Only 2 operators publish it (across 6 sites), and 3 is the minimum.
Private office, per desk per month: no band published. Only 1 operator publishes it (across 1 site), and 3 is the minimum.
The threshold counts distinct operators, not sites, and that distinction is doing real work here: five Tramshed Tech sites publish the same £130 membership. Counted as sites, that looks like five independent figures agreeing. It is one price list, five times. A band built that way is worse than no band, because it looks like evidence.
Coverage: 5 of 22 councils
Every council is listed, including the 17 with nothing verified yet. Those zeros mean “we have not confirmed a site here”, not “there is nothing here” — and the concentration is real: aggregators list a single office space in Wrexham and a single one in Aberystwyth. Cardiff is the only Welsh market with enough operators for a comparison to mean anything.

What to look at, by headcount
The size of the requirement decides the product more than the budget does. Rough guide, and the reasoning rather than just the answer.
| Headcount | What to take |
|---|---|
| 1 person | Hot desk membership |
| 2–5 people | Serviced office, or dedicated desks |
| 6–20 people | Serviced office, and start comparing |
| 20–50 people | Serviced floor or a short lease |
| 50+ people | Conventional lease |
1 person
Hot desk membership
A private office for one costs several times a desk and buys you a door. Worth it only if you are on calls all day.
From £130/month
2–5 people
Serviced office, or dedicated desks
The point where a door starts earning its keep. Still too small for a lease to make sense — fit-out and professional fees would dwarf the rent saving.
Per desk per month, all in
6–20 people
Serviced office, and start comparing
The band where serviced and leased genuinely compete, and where an adviser pays for themselves. On Cardiff prime space the rent line alone is close to an all-in serviced desk.
Compare both — see the calculator above
20–50 people
Serviced floor or a short lease
Fit-out and a longer term start working in your favour. Incentives — rent-free periods, contributions — become the negotiation rather than the headline rent.
Negotiated, not published
50+ people
Conventional lease
Your own space on your own terms. A professional instruction: rent review, dilapidations and a schedule of condition all matter more than the per-desk figure.
£/sq ft plus rates, service charge and fit-out
Anything from about six desks upward is worth a conversation before you shortlist — the terms move the total more than the rent does.
Just need a desk for the day?
Day passes start around £25 in Cardiff, and most coworking spaces will sell you one without a membership. We do not track them closely — rates move, availability is a phone call, and it is not the part of this market worth a table.
Method, sources and what we threw away
Every price here was read from the operator’s own website. Aggregator listings were used to find operators and then discarded, which turned out to matter: one aggregator gave Clockwise Cardiff as £180 hot desk, £288 dedicated and £425 private office. The operator publishes £130, £210 and £270. All three were wrong. Another listed a Cardiff design studio as a coworking space; it has no workspace offer and is not in the table.
A site is counted only when it is marked verified and carries at least one source URL — derived in the database so it cannot drift from the rule. Operators can edit their own facilities and prices but cannot mark themselves verified. No market average is published for desk rates: too few operators publish a figure for an average to carry meaning, and 6 of 8 is not a sample.
Nothing on this page is a valuation, planning or investment recommendation. Enquiries go to Propatir Ltd, not to the operators named here. Which side Propatir act for, and any fee, is confirmed in writing before acting.

Common questions
What is the difference between a serviced office and a conventional lease?
A serviced office is a licence: one monthly figure per desk covering rent, rates, utilities, cleaning and broadband, on a short term with little to negotiate. A conventional lease is your own space on your own terms — cheaper per square foot at scale, but you carry fit-out, rates, repairs, a rent review and dilapidations, and you are committed for years. On Cardiff prime space the rent line alone is close to an all-in serviced desk, which is why the crossover is further up the size curve than people expect.
What does a desk cost in Wales?
Of the 8 sites counted here, 6 publish at least one price. The cheapest published hot-desk membership is £130 a month. That is a published-price range, not a market average: too few operators publish for an average to mean anything, so none is given.
How many people in Wales work remotely?
42% of people in work worked remotely at least some of the time in 2024-25, up from 34% in 2022-23. But the share doing it more than 32 hours a week fell from 61% to 35%. More people remote, far fewer days each. Source: Welsh Government, National Survey for Wales.
Is this a complete list of workspaces in Wales?
No, and it does not claim to be. It is the sites verified at the operator's own site so far. A count only includes a site once it is marked verified and carries at least one source URL — that rule is enforced in the database rather than applied by hand.
I run a coworking space or serviced office. How do I get listed?
Add your business to the directory and choose Coworking or Serviced & Flexible Offices as the category. You can then fill in desks, facilities and published prices yourself. Listing is free. You cannot mark your own listing verified — that is an editorial step, because a self-certified count is worth nothing.
Is there a fee for the office search?
Propatir set out their fee position, and which side they are acting for, in writing before acting. That is decided case by case, so it cannot honestly be stated on a web page.
